Dangers Lurking Within
Commercial buildings feature a wide variety of exterior finishes and wall types, sometimes on the same building. As all building science enthusiasts know, transitions between materials are where issues occur. This presentation will focus on the unknown issues encountered during years of construction, forensic testing, redlining, and constructability reviews. Even though we’ll find that no era of building is spared from the wrath of poor construction, mistakes, omissions, or simply an unfortunate lack of understanding, we’ll focus on solutions and robust detailing that avoids many of the common pitfalls found in leaky facades.
Learning Objectives:
- Learn how to identify locations in commercial building facades where missing or poor detailing could cause air or water intrusion so that these areas can be prioritized in the design and construction processes
- Review cases studies where forensic testing helped identify or confirm the source of air or water intrusion
- Investigate methods for evaluating constructability in material transitions including future proofing details
- Explore façade details that successfully manage water, air, and thermal control layers

Chris Bubser’s passion has always been detailing, a specialty he cultivated as a Builder, Architect, Virtual Design and Construction Coordinator, and Quality Manager on a variety of commercial and residential buildings around the Midwest. Chris has worked as a Senior Technical Architect at LHB since 2019, where he leverages his diverse background in all phases of design, construction contract administration, facility condition assessments, forensic analysis, and mentoring emerging professionals in the dark arts of detailing.
